Selling Property in NSW

There are three stages involved in selling a property: pre-exchange, post-exchange and settlement.

A solicitor will undertake the following tasks at each stage:

Pre Exchange

  • Preparing the Contract for Sale.
  • Drafting Special Conditions based on the unique requirements of the sale.
  • Highlighting potential risks.
  • Negotiating amendments to contract with solicitors acting for prospective purchasers’.
  • Ensuring contracts are exchanged properly.

Post Exchange

  • Liaising with the Mortgagee to effect discharge.
  • Liaising with the purchaser’s solicitor.
  • Preparation of settlement statement.
  • Preparing online settlement workspace using PEXA, Australia’s online property exchange platform.

Settlement

  • Undertake settlement online using PEXA.
  • Liaising with purchaser and financier as necessary.
  • Ensure all funds are correctly paid on completion.
  • Advise you once settlement is successfully completed.
